Christchurch property agent Klarisse Sagun has offered practical advice for first-home buyers, saying the first step is always to talk to a mortgage broker or bank before beginning the search.
Speaking with Chris Lynch from chrislynchmedia.com, the Ray White Marshland agent said it was vital to understand borrowing power early.
“Interest rates and the market have levelled off a bit, so it’s important to have clarity around what your borrowing capacity is,” Sagun said.
She said while a 20 percent deposit was ideal, there were other options available. “It can go as low as 10 percent with schemes through Kāinga Ora or low-lending options,” she said.
Sagun warned that many first-home buyers underestimate the hidden costs that come with purchasing a property. “It’s important to be prepared for legal fees, LIM reports, building inspections, insurance, and to have an emergency buffer for any maintenance or upgrades after you move in,” she said.
She also encouraged buyers to seek pre-approval from their lender before making offers.
“Pre-approval means the bank is telling you how much they can lend you,” she said. “It saves time and helps you focus on realistic options when you’re looking for a property.”
When asked about the desire many first-home buyers have for their “dream home,” Sagun said it was better to start small and think long-term. “Start smart. Most first-home buyers build equity and trade up later,” she said. “Your foundation doesn’t have to be your finish line.”
She said some of the biggest mistakes she sees include buyers becoming emotionally attached too early and failing to seek professional advice. “People sometimes fall in love with a property before they know its true value or issues,” she said. “Having a well-trusted agent helps you understand the market, negotiate smartly, and go through the process smoothly.”
Sagun said her passion for real estate came from helping people achieve a major life goal. “I’ve been through it myself, and it makes a difference to have somebody you can trust,” she said.
